Room for rent in our 4 bedroom home in Ballwin/Chesterfield area. Near intersection of Clayton and Baxter. You will be sharing the home with 3 others. 2 males, and 1 female. And one dog (so you must be ok with dogs because he isnt going anywhere). The room will be available October 1.

The House: The home is a 2600 square foot ranch style home. Large fenced-in back yard with a very large patio area, at the end of a quiet cul de sac. Finished basement, lots of driveway parking. Kitchen with newer cabinets/fridge/dishwasher, and tile floors. Breakfast room with table and chairs. Large TV area, with hardwood floors, which leads out to the patio and back yard, with couch and chairs and large TV. Small wet bar with 2 bar stools. Dining room with dining room table and chairs. Living room which in the past has been shared by roommates as an office space. It is a large room with carpeted floors. Currently, it is used for a roommate’s piano room, but there is plenty of room for another person to set up an office/study area. On the main floor are 3 bedrooms, my own bedroom, the other female roommate’s bedroom, and the soon-to-be-available bedroom. Between those two bedrooms is a full bathroom with a shower and toilet area, separated from the double sinks (making it very easy for two people to get ready at the same time if needed). Downstairs is the 4th bedroom, and a large finished area with another big-screen television, pool table, ping pong table, dart board, card table, and more storage area. Also downstairs is a large unfinished area where the washer and dryer, and an additional shower are located. The home is completely furnished, with couches, tables, appliances, kitchen supplies, etc… There is a TON of room for storage, including closets on the main floor, closets in the finished part of the basement, the large unfinished area of the basement, and the garage.

The bedroom: is about 13×11 or 12. The windows face the front yard (the cul de sac). The floors are a light colored hardwood. The walls are a cream color. The closet is 6 feet wide (the house has been used as rental for 5 years now, and this has never been too small, but like I said earlier, there is PLENTY of additional closet space throughout the house). You are more than welcome to paint the room any way you would like, although if you decide to paint it some outrageous color, you will be responsible for repainting it to a neutral color before you move out. It also has a little nook area for a desk or dresser. You will be sharing a bathroom with the female roommate and the roommate from the basement (although he has his own shower downstairs, so you will only be sharing the shower with one other person), and I have an additional full bathroom in my master bedroom if necessary.

About us: I am a recent law school graduate and will be working as an attorney once the results of the bar exam are released. The other guy is in school at Maryville, and also works full time as an actuary. The other roommate teaches music. We are all around 25-28 years old. We rarely, if ever, have big parties in the house, but we are all young adults and enjoy going out some on the weekends. We have friends over, but it is fairly quiet, and we all respect each other’s privacy. We try to keep the house as clean as possible.

Who we are looking for: Perfect for Logan or Maryville student or professional young adult around our age range. You must be good with dogs as I have a dog. He barks a lot when new people come to the door, but he is harmless. He is my responsibility, but since the backyard is fenced in, everyone seems to just open the door for him when he needs to go outside or if he is being annoying. We do not care if you are male or female, although for the most part, in the past we have always had 2 females and 2 males (strictly by chance), but that has seemed to work out fine. We are looking for someone who is willing to clean up after themselves. I do not care what your bedroom looks like, but you need to be someone who cleans up after themselves. It is a big house and sharing it with 3 other people requires everyone to chip in and keep it clean. We are looking for someone who puts their dishes in the dishwasher, runs and empties it when necessary, vacuums or mops the floors when you see them getting dirty, etc… just the little things that only become time-consuming when people stop doing them and leave all the cleaning for one or two people. I checked the “dogs OK” box, because in the past we have had a second dog in the home, however, we will be pretty picky when it comes to allowing another dog. Just can get pretty hectic… Would have to be a calm dog, and well trained as my dog is not allowed on the furniture… We would strongly prefer not to have another dog, but it is not necessarily a deal breaker. However, no cats. I am allergic, and my dog hates them. Would not work at all.

How much? The rent is 400/month. This DOES NOT include utilities. Utilities are Sewer, water, electric, gas, trash, and Cable/Internet. All of the utilities are split evenly (4 ways). The monthly bills usually come out to about 150-200 per person per month (this is a high estimate, but wanted to be safe as to be sure not to mislead anyone)… These are hard to estimate exactly because gas and electric change so much from month to month depending on whether we use the AC or Heat. In the past, we have not had a formal lease. My family owns the house, so there is no real need for much of a security deposit because if you are destroying things, I will know about it as your roommate. Since we all have to live together and get along, we do not want to tie someone into a full year lease if it just is not working out for them. I have been renting out the extra rooms in the house this way for over 5 years now and it has worked out really well.

I apologize for the long post, but I wanted to try to answer as many questions people usually ask me when I post this ad before they ask them. Having said that, if you do have any questions do not hesitate to ask me. Unfortunately, I do not have pictures of the individual bedroom right now, as it is still occupied, and I do not want to go and post pictures of personal belongings on the internet. But if you would like to come over and see the house, let me know… But like I said, if she is not home at the time, I am not going to open up her room to show to people without her being home… Anyway, I hope this answers any questions you may have. Again, the room will be available October 1.
